HotPads has no public developer API. The only documented surface is the Zillow Rentals Real-Time Listing endpoint, a one-way ingest trigger for approved feed providers who already email bulk feeds to Zillow. Nothing reads back out: listings, leads, and messages are UI-only.
HotPads scores B+ on the API Report Card. HotPads has no public developer API. The only documented surface is the Zillow Rentals Real-Time Listing endpoint, a one-way ingest trigger for approved feed providers who already email bulk feeds to Zillow. Nothing reads back out: listings, leads, and messages are UI-only.
HotPads has a workable official integration path. Most engineering teams can build against it directly. Solid API with minor gaps
HotPads is a U.S. rental search marketplace founded in 2005 and acquired by Zillow Group in December 2012 for ~$16M. It runs a map-first apartment/house/room search experience focused on urban renters, and is operated as part of the Zillow Rentals Network alongside Zillow Rentals and Trulia Rentals.
Real Estate, specifically the U.S. residential rental search vertical, with an urban-renter consumer audience and a supply side of independent landlords, small/mid property managers, and large multifamily operators who syndicate inventory to the Zillow Rentals Network. Renters search by drawing/zooming a map, filter by price/beds/pet-friendly/amenities, and use commute, transit, and points-of-interest overlays to evaluate neighborhoods; they save searches, set instant alerts on new listings, message landlords in-platform, and complete Zillow-powered renter applications, credit/background checks, and rent payments.
Medium. HotPads sits inside the Zillow Group rentals duopoly (Zillow + Apartments.com/CoStar) but is a smaller, secondary brand within the Zillow Rentals Network, most renter traffic and most landlord workflows route through zillow.com directly rather than hotpads.com.
HotPads holds listing inventory (units, photos, pricing, availability windows), renter accounts and saved searches, in-platform messages between renters and landlords/PMs, and, via the shared Zillow rentals stack, rental applications, credit/background reports, and rent payment history for renters who transacted through the platform.
Mature consumer marketplace. Founded 2005, acquired by Zillow 2012, ~21 years old.
Real-time API is ingest-only, there is no documented endpoint to pull listings, leads, messages, or application data back out of HotPads/Zillow Rentals. API access is gated behind manual email onboarding to rentalfeeds@zillow.com, with test and production keys issued by Zillow staff, no self-serve developer portal or signup. Common alternatives include Zillow Rentals, Apartments.com (CoStar), Rent. (Rent.com / Redfin), Zumper, Trulia Rentals, StreetEasy Rentals. Graded alternatives appear under "More from the report card" below.
Grades measure one thing: can a customer's engineering team get their own data out programmatically? We check six things (whether a real API exists, how access is gated, data coverage, auth quality, docs and developer experience, and stability) and roll them into a letter grade. Grades get re-verified, and they only move on evidence.
